WHAT IS REAL ESTATE SYNDICATION?

Real estate syndication is a collaborative investment model that allows multiple investors to pool their resources and collectively participate in larger real estate transactions. This strategy enables individuals to access opportunities they might not be able to pursue alone, particularly in large multifamily properties. In a typical real estate syndication, there are two primary roles: the sponsor (or General Partner) and the passive investors (Limited Partners).


The sponsor identifies and manages the investment opportunity. They conduct due diligence, negotiate deals, and oversee the day-to-day operations of the property. On the other hand, passive investors contribute capital to the syndication, entrusting the sponsor's expertise to generate returns. In return for their investment, passive investors receive a share of the profits, distributed through cash flow and potential appreciation.

Salam! I'm Omar. Thank you for joining us on our mission to democratize halal real estate investing. 


Since I was a kid I was fascinated by real estate's ability to transform from nothing to vital spaces for living, working and enjoying. Recognizing that 90% of millionaires invest in real estate, I faced a challenge: its high cost. As a Muslim, avoiding interest (riba) is very important to me. While financial growth and security matter, preserving my faith is non-negotiable.


To address this, I founded Niyya. Niyya invests in real estate without debt. Unlike traditional models involving bank financing, Niyya raises 100% equity from investors, avoiding interest entirely. We pool capital, buy real estate and improve its value, and distribute profits to investors.
