INVESTMENT CRITERIA

High Growth Market. Arizona ranks highly as one of the top states for strong population and job growth, which supports apartment demand. 
Asset Type. We target 8-50 unit properties between $1 and $5 million. These deals are often too big for the part-time buyers, and too small for institutional buyers. 
Market-Impacted Properties. Many sellers with floating rate debt have been impacted by the sudden interest rate hikes and are being forced to sell. We take advantage of this distress with cash offers. 
Value-Add Opportunity. Distressed, underperforming, or old properties can be purchased below market values and offer significant upside. This lowers risk greatly and provides us with downside protection. 
Long Term Vision. We invest in growing, high-demand areas with a 3-7 year investment horizon. This helps us weather any short-term market fluctuations.
